In a significant relief for buyers of properties under the Jaypee Associates’ Special Development Zone (SDZ) in Greater Noida, sub-lessees (buyers from builders) can now directly register their plots with the Yamuna Expressway Industrial Development Authority (YEIDA).

The process, previously caught in years of legal and bureaucratic delays, has been streamlined following a recent directive from the Allahabad High Court.

High Court Steps In to Ensure Timely Registration

The Allahabad High Court had mandated that sub-lessees be given a four-week window for completing property registration formalities. YEIDA has now launched an online portal where buyers can upload their documents and complete the registration process by June 21. This move is expected to benefit over 3,230 sub-lessees and streamline land ownership transfer.

Projects Under Coverage: Over 8,000 Plots Involved

As per YEIDA officials, around 1,000 hectares of land were allotted to Jaypee Associates in 2009–10 for the development of Sports City under the SDZ. These included projects such as:

  • Empyrean Homes: Sector 25, 629 plots

  • Royal Homestead: 480 plots

  • Sports Village: 615 plots

  • Sports City Sector 19: 3,104 plots

  • Solitaire City Sector 19: 2,250 plots

  • SDS Sports City Sector 19: 3,230 plots

  • Other Developers: 2,824 plots

This move will especially benefit those who bought from builders who had launched and sold projects without registration access.

Online Portal for Uploading Documents Now Active

YEIDA CEO Dr. Arunvir Singh confirmed that the portal is now active, and all sub-lessees must submit their ownership documents by June 21, 2025. “As per the court’s directions, all eligible sub-lessees will be allowed to register. This will provide relief to both buyers and their families,” he stated.
