The government has approved the Noida Master Plan 2041, which will pave the way for the development of a new city on the land of approximately 80 villages in Bulandshahr and Dadri. The land acquisition process is set to begin soon, though the exact method of acquisition is yet to be finalized. The new city, tentatively named the Dadri-Noida-Ghaziabad Investment Region (DNGIR), will be developed over 209.11 square kilometers (20,911.29 hectares). The Noida Authority had submitted the master plan for approval in January this year, and after addressing 19 objections, it has finally been approved.

The plan will be executed in four phases, and the land has already been notified for acquisition. This master plan was created by the School of Planning and Architecture (SPA), Delhi.

Different Land Acquisition Methods

In Noida, most of the land acquisition is done through the district administration, while in some places, land was acquired through mutual agreements with farmers. One consideration is to follow the Gurugram model, where developers are given licenses to acquire land directly, and the authority takes care of external development while developers handle internal development. Guidelines for land acquisition will be issued at the state level.

Population and Land Use Projections

The new Noida is expected to house a population of around six lakhs (600,000). The 40% of land will be dedicated to industrial use, 13% to residential, and 18% will be reserved for green areas and recreational activities. The DNGIR region will encompass 20 villages from Gautam Buddh Nagar and 60 villages from Bulandshahr.

New Sectors Development in Greater Noida

The path for developing new sectors in the Yamuna Expressway Industrial Development Authority (YEIDA) area has been cleared, as the YEIDA Master Plan 2041 has also been approved. The lack of available land for large-scale projects will now be resolved. In Phase-1, 131 villages from Gautam Buddh Nagar and 95 villages from Bulandshahr have been included.

Olympic Village and Park to be Developed in Yamuna City

In a major development, the approval has been granted for the construction of Olympic Village and Olympic Park in Yamuna City sectors 22F and 23B. These sectors will house infrastructure for all 22 Olympic sports. This project will contribute to making Yamuna City a world-class hub, complementing other major projects like the Noida International Airport and Film City. The Olympic Village, spread over 52 hectares, is expected to feature 5,000 homes, and it will position India to potentially host future Olympic Games.
