New Charges for Vaishali Scheme Allottees in Ghaziabad
The Ghaziabad Development Authority (GDA) has decided to recover additional charges from residents of the Vaishali scheme. During a recent board meeting, it was approved that the new rate will be Rs 2,400 per square meter. This means that if you own a 100 square meter plot, you’ll need to pay an extra Rs 2.40 lakh. In total, the meeting approved 12 proposals out of 14 discussed.
Details from the GDA Board Meeting
The 167th board meeting took place under the leadership of GDA Board President Rishikesh Bhaskar Yashod. One of the key decisions was to increase the revenue from the land in Revenue Village Makanpur as ordered by the court. This decision will result in approximately Rs 200 crore being charged to Vaishali scheme allottees.
Next Steps for Allottees
The GDA will survey the plots in the Vaishali scheme and send notices to the allotters. They will need to pay the additional amount within three months of receiving the notice. Failure to do so will lead to the issuance of a recovery certificate, marking them as defaulters. This move is expected to place a financial burden on many allottees.
Petrol Pumps on Small Plots
In addition, the board has approved the opening of petrol pumps on smaller plots. The minimum plot size required has been reduced from 3,017 square meters to 2,720 square meters, along with changes to the buffer zone for easier access.
New Zoning Plan
The area designated under the new Master Plan 2031 will be divided into 15 zones, up from the previous eight. This will involve an e-tender process to appoint a surveyor for this task.
Concerns Over Fire Safety
Board member Pawan Goel raised concerns regarding the need for fire stations in Crossing Republic and the overall connectivity of the area. He pointed out that builders had not fulfilled their promises regarding necessary facilities.
Audit Proposal for Multi-Storey Buildings
A proposal to conduct audits of multi-storey buildings every three years was postponed. The board plans to revisit this after consulting with CREDAI members.
Road Width Adjustments
The width of the road near Hindon Air Force Station has been reduced from 75 meters to 30 meters. This adjustment aims to facilitate the approval of building maps in that area.
Hostels for Working Women
Lastly, a proposal to establish a hostel for working women in Suryanagar has been approved. The hostel will be leased to the Women’s Welfare Department at a nominal rate of one rupee.
