The Delhi Development Authority (DDA) has witnessed a remarkable response to its new “First Come, First Serve” housing scheme, which started on November 24. Within just five days, the scheme has garnered 7,739 registrations for its 27,000 flats, predominantly located in Narela.

Significant Shift in Flat Sales

Following the orders of LG VK Saxena, changes in eligibility criteria and relaxation in other standards have significantly boosted flat sales. An official in charge of residential properties noted that DDA had been burdened with unsold houses, but the new provisions are finally showing a positive change in sales.

Revamped Buyer-Friendly Rules

Saxena has been instrumental in altering restrictive rules that deterred potential buyers. The rule disqualifying Delhi flat/plot owners from purchasing DDA flats has been abolished. Additionally, prospective buyers are now allowed to visit sites and choose their preferred properties. Provisions like merging two adjacent flats into one have also encouraged buyers.

Enhanced Facilities and Amenities

The marketing campaign for these flats prominently highlights features like freehold property status, lifts, parks, playgrounds, and Sewage Treatment Plants (STPs). According to DDA’s marketing agency, comprehensive development plans for Narela, including university campuses, courts, jail complexes, hospitals, and enhanced metro connectivity, have further incentivized buyers.

Previous Phases’ Success

Before the current phase of the “First Come, First Serve” scheme, which ended on November 23, DDA successfully attracted nearly 20,000 prospective buyers. Of these, 83% of the registrations have converted into actual sales.
