Gurugram Municipal Corporation Imposes Fines And Demolition For Illegal Constructions And Commercial Use In Residential Areas.

New Fines and Demolition for Illegal Constructions

In Gurugram city, there’s a significant crackdown on illegal building constructions and unlawful commercial activities in residential areas. The Municipal Corporation has rolled out the Haryana Municipal Corporation (Amendment) Bill, 2021, which introduces hefty fines and mandates the demolition of illegally constructed buildings. Property owners engaged in these activities will receive a notice to demolish their structures, and they’ll also face a fine of three times the regular property tax, which ranges from Rs 1,000 to Rs 3,000. This move aims to deter illegal constructions and ensure compliance with building regulations.

Widespread Illegal Constructions in the City

It’s alarming that over three lakh buildings in Gurugram have been constructed without the necessary approvals or maps from the Municipal Corporation. Currently, approximately 1,500 illegal building projects are ongoing in the city, with many owners opting to build five to six-story structures without proper authorization, mainly driven by the prospect of rental income. These unauthorized constructions not only pose safety risks but also strain municipal resources. The local government has acknowledged that this situation results in significant revenue losses and has taken steps to amend existing laws to combat this issue effectively.

Consequences for Non-Compliance

Under the new regulations, if a building owner is found to be constructing without the required permissions, they will be subjected to a property tax penalty that triples their regular tax rate. For instance, if someone typically pays Rs 1,000 a year, they will now face a tax of Rs 3,000 until they demolish the illegal structure or rectify the violations. Notices have already been issued to over 300 property owners under these new rules, indicating that the Municipal Corporation is serious about enforcing compliance. The tax implications will remain in effect as long as the illegal constructions persist, highlighting the urgency for owners to adhere to the regulations.
