Noida Authority Increases Fees for Property Maps and Completion Certificates
Noida ★The Noida Authority has announced an increase in fees for obtaining property maps and completion certificates. Previously, a fee of Rs 15 per square meter was charged for both services, but now the fee has been raised to Rs 30 per square meter for property map approval and Rs 35 per square meter for completion certificates.
The decision to increase these fees was made during the 210th board meeting of the Noida Authority on August 12. The increase aims to generate additional revenue for the authority. Previously, there had been no fee increase since 2010 for map approvals and completion certificates.
The new fees are in line with those charged by the Grenoble Authority. Under the new structure, a fee of Rs 30 per square meter must be paid for the approval of building maps. For plot layout schemes, the fee is Rs 2 per square meter for plots up to four hectares and Rs 1 per square meter for larger plots. The fee for obtaining a completion certificate is Rs 35 per square meter for all types of buildings and Rs 1.50 per square meter for plots up to 4 hectares in area.
Approximately 80 Applications Approved Monthly
According to Noida Authority officials, around 70-80 applications for map approvals and completion certificates are granted each month. These applications come from both builders and individuals. If all the required documents are in order and the construction adheres to the rules, approval is typically granted within 2-3 days. However, starting from Monday, all new applications will be subject to the new fee structure.
Enforcement Wing to Be Established
Illegal construction, which deviates from the approved maps, has been a concern in Noida. The planning department of the authority has struggled to address this issue effectively. In response, the board meeting approved the creation of an enforcement wing to take action against such unauthorized construction. The authority plans to outsource the recruitment of an assistant manager in the civil department to oversee the enforcement wing, with approximately 20 positions expected to be filled.
Fee Comparison
Previously, the fee for obtaining a completion certificate after constructing a house was Rs 15 per square meter. With the new fee structure, the cost has been increased to Rs 35 per square meter. For example, if your house is 2000 square meters in size, the fee would have been Rs 30,000, but now it will be Rs 70,000.
